However, the real gem lies in the median sales price, boasting a remarkable 3.3% increase. In 2022, the median sales price stood at $871,000, and this year it has risen to a solid $900,000. The average sales price has also experienced a positive uptick, climbing 1.5% from $1,102,000 to $1,119,000. While the Percentage of List Price Received has dipped slightly to 98.3%, down from 101.9% last year, the market remains robust, with an average of just 31 days on the market. Plus, with a recent drop in interest rates, living in Tennessee has never been more appealing.
Davidson County Insights
Shifting our focus to the heart of Tennessee – Davidson County, home to the vibrant city of Nashville – we find an equally dynamic real estate landscape. Despite a 9.4% decrease in new listings compared to 2022, Davidson County continues to showcase its resilience. However, it's essential to note that the average days on the market have seen a notable increase, up by 136% from 11 to 26 days. The Percentage of List Price Received remains strong at 98.3%, a slight dip from 101.5% last year.
